How much does a roof replacement cost in Lancaster County?
Across the 967 asphalt roof replacements we sold from November 2024 to October 2026, the median price was about $12,900. The middle half ran from about $8,800 to $17,200, and 9 in 10 came in under $23,600. Roof size, pitch, layers to tear off, decking repairs and the shingle line set your price. Our free estimate lists materials, labor, permits, disposal and the schedule, and we take no deposit: you pay when the job is finished.
How long does a roof replacement take?
Most asphalt roof replacements take one to three days once the crew starts. Steep pitches, chimneys, skylights and decking repairs add time, and weather can move the start date.
Which shingles does Greenawalt Roofing install?
We install CertainTeed shingles and are a CertainTeed ShingleMaster PREMIER. Most of our shingle roofs use CertainTeed Landmark architectural shingles, with Air Vent ridge vents for attic ventilation. We also install metal roofs, and flat roofs for low-slope sections. You can preview shingle colors on a photo of your own house with CertainTeed’s online design tool.
What warranty comes with a new roof?
Shingle roofs carry two warranties. Our workmanship warranty covers installation errors for 12 years under the 4-Star Protection Plan or 25 years under the 5-Star Protection Plan. CertainTeed covers the materials: Landmark shingles carry a lifetime limited, transferable warranty with 10 years of SureStart coverage for materials and labor on manufacturing defects. Metal roofs carry our 12-year workmanship warranty on the installation, plus the metal manufacturer’s 35-year film warranty on the paint finish.
Do I need a permit to replace a roof in Lancaster County?
Permits are issued by your township or borough, and the rules for reroofing differ from one municipality to the next. We pull any permit the job needs ourselves, and the cost is included in your estimate.
Should I repair my roof or replace it?
If the roof is in the first half of its expected life and the damage is in one area, a repair usually makes sense, and our inspectors will tell you so. Replacement is the better choice when leaks show up in several places, the shingles have lost granules across the whole roof, or the decking underneath has water damage.
Will insurance pay for a new roof after a storm?
Homeowner’s insurance usually covers sudden damage from hail, wind or fallen limbs, not wear from age. Our HAAG-certified inspectors document storm damage to the standard adjusters use, and we work with your insurance company directly, including meeting your adjuster on site. You are responsible for your deductible.

Roofing Resources and Tips for Homeowners
What Causes Ice Dams on a Roof—and Does an Ice Dam Mean My Roof Is Bad?
An ice dam is a ridge of ice at a colder roof edge that traps melting snow. Heat escaping from the home can warm the upper roof while the eaves remain below freezing, creating repeated melting and refreezing. An ice dam alone does not prove shingle failure; recurring ice and any water entry need assessment of both roof and attic conditions.

Does My Roof Need Repair Before Winter, or Can It Wait Until Spring?
Arrange prompt evaluation before winter for an active leak, missing shingles, exposed materials, or a worsening roof condition. Waiting until spring may be reasonable for a concern a qualified professional has assessed as stable, with written warning signs and follow-up timing. Roof age or a small stain alone cannot settle the decision.
